In the dog days of summer, Regina’s profile is about to change dramatically, as several major development proposals march toward final City Hall approval. Several related rezoning requests are scheduled for council’s consideration at their Monday, Aug. 20 meeting.

Foremost is a rezoning request from the developers of Harbour Landing, a commercial-residential proposal planned in southwest Regina.

Harbour Landing’s developers seek zoning to allow shopping centres and “major arterial commercial” development west of the Lewvan Expressway. This will require an amendment to Regina’s master development plan.

Further, Builder’s Development – an offshoot of Toronto-based Dundee Realty – is requesting purchase of City-owned lands in the area.

City council will also consider allowing a residential development along Wascana Creek, between the second and third fairways of Joanne Goulet Golf Course. The single detached homes will be surrounded on three sides by the creek. The land is owned by Calgary-based HDL Investments, a Paul Hill company.

Rezoning for the Qu’Appelle Diocese lands is on the blocks in August, too, as is a proposal to re-develop Wascana Centre land south of 23rd Ave., for townhouses and apartments. The latter development requires removing the land from the Wascana Centre Authority master plan.

The full raft of rezoning and development plan amendments was presented to the public in the Leader Post on Saturday, Aug. 4. Members of the public have until 1:00 p.m. Aug. 16 to present cases for or against the proposals. Anyone wishing to comment should contact the City Clerk’s office.

It is expected the proposals will be warmly received by council members, many of whom are operators in the real estate and construction industries.
